What Makes Providence Different

Providence sits at the head of Narragansett Bay, and hurricanes have flooded downtown before. The hurricane of 1938 and Hurricane Carol in 1954 both pushed the bay into the city, and the Fox Point Hurricane Barrier was built afterward to hold back surge. In March 2010, days of heavy rain sent the Pawtuxet River and other rivers over their banks and flooded homes in Warwick, Cranston and West Warwick. Floodwater from outside is always contaminated.

Winters bring nor’easters, heavy wet snow and many freeze and thaw cycles. Ice dams form along the eaves of older homes, and pipes in exterior walls and unheated basements freeze and split. Most older homes have stone or brick foundations that seep in wet seasons.

Much of the housing is old, including many triple deckers built long before 1978. Lead paint is common, and old plaster, boiler pipe wrap and floor tile may contain asbestos. Test before you tear anything out, and keep young children away from dust from old paint.
