What Makes Denver Different
Hail is a regular spring and summer event along the Front Range. A single storm can break shingles, crack skylights and split siding across whole neighborhoods, and the leak may not show until the next rain. Have the roof checked after any big hailstorm, even if nothing looks wrong from the ground.
Much of the metro sits on expansive clay that swells when wet and shrinks when dry, and many homes have basements. Water that pools against the foundation from a bad downspout or a sprinkler line pushes the clay and cracks walls, and it seeps into finished basements. Many homes also rely on a sump pump to keep the basement dry. Big temperature swings in winter freeze pipes in outside walls and garages, and dry air makes it easy to miss a slow leak inside a wall.
Wildfire and grass fire are real risks where the city meets open land. The Marshall Fire in 2021 destroyed more than a thousand homes in Boulder County in a single day. Smoke reaches homes far from any flames, so wet wipe and HEPA vacuum ash rather than sweeping it.

Checking a License in Denver
Colorado has no statewide license for general contractors. Denver and many other cities and counties license contractors locally, so ask for the license your city requires and check it with the building department. Plumbers and electricians are licensed by the state. Colorado has no separate state mold license, so ask for proof of liability insurance and whether the technicians hold industry certification in water damage or mold remediation. Asbestos work needs certified workers, so ask about it when a job may disturb older materials.
