Athens sits in the hills of southeast Ohio along the Hocking River. The river flooded the city and the university so often that it was moved into a new channel around campus. Low ground near the river and its creeks can still take water in a long rain. Floodwater from outside is always contaminated, and a standard homeowners policy does not cover it.
Steep hills send runoff downhill fast, and many homes are built into slopes with basements on the uphill side. Water pushes against those walls and seeps in through cracks and mortar. Keep gutters clear, extend downspouts and grade the soil so water moves away from the house.
Much of the housing near campus is old and rented to students. Old pipes, old roofs and damp basements are common, and a leak can go unreported for weeks. Summers are humid, so mold grows fast on wet drywall and carpet. Report any leak to your landlord in writing and take photos the same day.
