Tulsa sits in the heart of spring severe weather. Hail, tornado warnings and straight line winds damage roofs, siding and windows, and a hail damaged roof can leak for months before a stain appears. Tarp any opening the same day and have the roof inspected after large hail.
Heavy rain comes fast here. Tulsa has a long history of flash flooding along its creeks, and the city invested heavily in flood control after the 1984 Memorial Day flood. Low areas still flood in cloudbursts, and high water on the Arkansas River in 2019 flooded neighborhoods near Sand Springs and west Tulsa. Floodwater from outside is contaminated and needs a flood policy.
Much of the area sits on clay soil that swells when wet and shrinks in drought, which cracks slabs and moves plumbing under them. Ice storms bring down trees and power lines, and deep cold snaps freeze pipes in exterior walls and attics. Older midtown homes were built before 1978, so test old materials before tearing anything out.
