What Makes South Lake Tahoe Different
South Lake Tahoe sits over 6,000 feet up in the Sierra Nevada, and winter brings deep snow and hard freezes. Many homes are cabins and vacation rentals that sit empty for weeks. A frozen pipe in an empty cabin can run for days before anyone sees it. Keep the heat on, drain the lines when you leave for long, and ask someone to check the house after a cold snap.
Heavy snow loads roofs and decks, and big snow winters like 2023 have caved in porches and roofs around the lake. Warm air leaking into a cold attic melts snow on the roof, and the melt freezes at the eaves into ice dams that push water under shingles and into walls. Rake snow off low roofs when it is safe, and seal and insulate the attic.
Wildfire is the other big risk. The Angora Fire in June 2007 burned about 250 homes near Meyers, and the Caldor Fire in August 2021 forced the whole city to evacuate. Smoke gets into insulation, ducts, carpet and clothes even when flames never reach the house. Change the furnace filter and have ducts cleaned after a heavy smoke event, and keep a HEPA air cleaner ready.
