What Makes Seattle Different
Seattle’s damage comes slowly. Rain falls often from October through spring, the air stays cool and damp, and wet materials barely dry on their own. A small roof or window leak can soak framing for months before a stain shows. Condensation on cold windows and outside walls feeds mold in bedrooms and closets. A dehumidifier and a running bathroom fan do a lot of work here.
Atmospheric river storms can dump heavy rain for days. Rivers rise, basements seep and steep hillsides can slide, especially after long wet spells. Many older homes have basements or crawlspaces that take water every winter, and a sump pump or a drain along the foundation is what keeps them dry.
Late summer brings wildfire smoke from fires across the region, and many homes have no air conditioning to filter it. Snow and hard freezes are rare but damaging when they come, because pipes in crawlspaces and garages are often not insulated. Earthquakes are a real risk too, so strap the water heater and know your shutoffs.

Checking a License in Seattle
Washington requires contractors to register with the state Department of Labor and Industries, which also requires a bond and insurance. Look up any company on the department’s website before you sign, and check that the registration is active. Washington has no separate state mold license, so ask for proof of liability insurance and whether the technicians hold industry certification in water damage or mold remediation. Older homes may need an asbestos survey before any demolition, so ask about it when a job disturbs older materials.
