What Makes Santa Cruz Different
Santa Cruz gets most of its rain in winter, and some winters bring storm after storm. The storms of January 2023 sent high surf and floodwater into Capitola Village and other low areas along the coast. The San Lorenzo River and the creeks that feed it can rise fast when heavy rain falls on the mountains. Floodwater from outside is contaminated, and a standard homeowners policy does not cover it.
Homes under redwoods and in shady canyons stay damp for months. Moss on the roof, clogged gutters and wet crawlspaces lead to leaks and mold, and older wood frame homes often have little ventilation under the floor. A dehumidifier and a vapor barrier in the crawlspace help a lot.
Fire is the other big risk. The CZU Lightning Complex fire in 2020 destroyed many homes in the Santa Cruz Mountains, and smoke can damage a home that never burned. Soot and odor get into walls, ducts and insulation, so treat smoke damage as a cleanup job, not just an airing out. Burn scars can also send mud and debris down hillsides in the rains that follow.

Checking a License in Santa Cruz

Look up any company’s license number on the board’s website before you sign, and check that it is active and bonded and that workers compensation insurance is on file. California has no separate state mold license, so ask whether the technicians hold industry certification in water damage and mold remediation. Asbestos work needs its own certification, so ask about it by name when a job may disturb older materials.
