What Makes San Diego Different
San Diego is dry most of the year, then a few winter storms bring heavy rain in a short time. Storm drains and low streets can overflow, and some neighborhoods have seen water pour into homes in a single storm. Many homes were never built with heavy rain in mind, so gutters, grading and roof flashing get tested only a few times a year.
Near the coast, the marine layer keeps air damp for much of the morning, and materials dry slowly. Bathrooms without a working exhaust fan and closets on outside walls are where mold shows up first. Salt air also corrodes metal fittings, window frames and outdoor electrical parts faster than inland.
In East County and the northern inland valleys, wildfire is the big risk. Santa Ana winds can push fire and smoke fast, and smoke reaches homes far from the flames. Wet wipe and HEPA vacuum ash rather than sweeping or blowing it. Many homes built before 1980 may also have asbestos in popcorn ceilings, flooring or plaster, so test before you cut into them.

Checking a License in San Diego
California requires a license from the Contractors State License Board for most jobs over $1,000 in labor and materials combined. Look up the license number on the board’s website before you sign, and check that it is active and bonded and that workers compensation insurance is on file. California has no separate state license for mold cleanup, so ask whether the technicians hold industry certification in water damage or mold remediation, and ask for proof of liability insurance. Asbestos work needs its own certification, so ask about it by name when a job may disturb older materials.
