What Makes Salinas and Monterey Different

The Monterey Peninsula and the Salinas Valley share one bay but have different weather. On the coast, fog and damp air hang on for much of the year, and homes in Monterey, Pacific Grove and Carmel can grow mold in closets, bathrooms and under floors when air does not move. Run bath fans and a dehumidifier in rooms that stay cool and damp.

Inland, the Salinas River and the Pajaro River can flood in big winter storms. In March 2023, a levee on the Pajaro River failed and flooded the town of Pajaro. Floodwater from a river is contaminated, so soaked drywall, insulation and carpet should come out rather than be dried in place. A standard homeowners policy does not cover flood.

Wildfire in the hills and mountains can send smoke across the region in late summer and fall. Many homes on the peninsula are older, built long before 1978, with lead paint, old plumbing and materials that may contain asbestos, so test before any demolition.
