What Makes Sacramento Different
Sacramento sits where the Sacramento and American rivers meet, and much of the region is protected by levees. Big winter storms and atmospheric rivers raise the rivers and can flood low areas and streets. Flood damage is not covered by a standard homeowners policy, so if you live behind a levee, it is worth asking about flood insurance.
Summers are hot and dry, and air conditioners run for months. A clogged condensate line or a failed drain pan in the attic is a common source of ceiling leaks. Wildfire smoke from fires in the foothills and farther north has settled over the valley in recent years, and fine ash and odor get into ducts, carpet and furniture.
Older neighborhoods such as Land Park, East Sacramento and Oak Park have many homes built before 1978, with galvanized pipes, raised foundations and materials that may contain lead or asbestos. Test before you cut into old plaster, flooring or popcorn ceilings.

Checking a License in Sacramento
California requires a license from the Contractors State License Board for most home repair work. Look up any company’s license number on the board’s website before you sign, and check that it is active and bonded and that workers compensation insurance is on file. California has no separate state mold license, so ask whether the technicians hold industry certification in water damage and mold remediation. Asbestos work needs its own certification, so ask about it by name when a job may disturb older materials.
