What Makes Port Charlotte and Punta Gorda Different
Port Charlotte and Punta Gorda sit on Charlotte Harbor, where the Peace and Myakka rivers meet the Gulf. Hurricanes have hit this area hard. Hurricane Charley made landfall near Punta Gorda in August 2004, and Hurricane Ian came ashore just to the south in September 2022 with wind, surge and days of rain that pushed the rivers into homes. Surge and river water are contaminated, and a standard homeowners policy does not cover them.
Much of Port Charlotte was laid out in the 1950s and 1960s, with block homes on slabs and hundreds of miles of canals. Punta Gorda Isles and other canal neighborhoods sit only a few feet above the water. After any flood, remove wet drywall and insulation well above the water line and dry the block fully before rebuilding.
Heat and humidity last most of the year, so mold can grow on wet drywall within 24 to 48 hours. Many homes here are second homes that sit empty for months. Turn off the main water valve before you leave and keep the air conditioning set to control humidity. A clogged condensate line is one of the most common leaks in the area.
