Mason City sits in north central Iowa where the Winnebago River and Willow Creek wind through town. In June 2008, heavy rain sent the Winnebago over its banks, flooded neighborhoods and knocked out the city water plant for days. Floodwater from outside is always contaminated, and a standard homeowners policy does not cover it.
The city is known for its Prairie School homes, and many neighborhoods have houses from the early 1900s with deep basements. Old block and stone walls let water in after heavy rain or fast snowmelt. Keep gutters clean, extend downspouts at least 6 feet from the house and test the sump pump every spring.
Winters are long and cold, with blizzards and subzero nights. Pipes near outside walls and in unheated porches can freeze, and snow on roofs leads to ice dams. Summers are humid, so run a dehumidifier in the basement and keep humidity below about 50 percent to stop mold before it starts.
