What Makes Long Island Different
Long Island sits between the ocean and the Sound, and the South Shore is low and flat. Hurricane Sandy in 2012 pushed bay water into thousands of homes from Long Beach to the Great South Bay, and many streets there still flood at very high tides. Floodwater from outside is contaminated, and a standard homeowners policy does not cover it, so a separate flood policy is worth having near the water.
Nor’easters bring wind driven rain, heavy snow and ice dams, and pipes in crawlspaces and exterior walls freeze in cold snaps. Many homes were built in the years after World War II, and a lot of them have finished basements. Much of Suffolk has no public sewer, so a full cesspool or septic system can back up into the lowest drain in the house.
The water table is high near the bays, so basements and crawlspaces stay damp and mold grows on stored boxes, framing and carpet. Run a dehumidifier and keep basement humidity under 50 percent. Homes built before 1978 may have lead paint, and older pipe wrap, floor tile and siding can contain asbestos, so test before you tear anything out.

Checking a License in Long Island
New York State requires a licensed mold assessor and a separate licensed mold remediator for mold jobs over 10 square feet, and the same company cannot do both on one job. Ask for both license numbers and look them up with the state before you sign. Asbestos work in New York must be done by a state licensed asbestos contractor with certified workers.
New York has no statewide license for general contractors, but Nassau County and Suffolk County each require home improvement contractors to hold a county license. Ask for that license number and check it with the county before you sign, and check with your town or village about the permits the job needs. Ask for proof of liability and workers compensation insurance, whether the technicians hold industry certification in water damage and mold remediation, and for older homes, whether the crew is certified for lead safe renovation.
