What Makes Key West and the Lower Keys, Florida Different
Most of Key West sits only a few feet above sea level, and the Lower Keys are a chain of low islands joined by bridges. Water comes from two sides here. Heavy rain has little room to drain, and a strong tide or storm surge can push the sea into streets, yards and ground floors. Salt water ruins wiring, appliances and drywall faster than fresh water, and a standard homeowners policy does not cover it, so flood insurance is a separate policy worth having.
Hurricane Wilma sent storm surge across much of Key West in October 2005, and Hurricane Irma made landfall at Cudjoe Key in September 2017 as a Category 4 storm. After a storm, photograph the water line on every wall, pull out wet drywall and insulation well above it, and rinse salt from any metal you plan to keep. Have an electrician check any outlet or panel that sat in salt water before the power goes back on.
The air is warm and damp all year, so air conditioning runs almost every day. A clogged condensate line, a sweating duct or a small roof leak can feed mold inside a wall for weeks before anyone sees it. Many older wood frame homes sit up on piers, while newer homes are raised concrete block, and both can trap moisture where the house meets the air beneath it. Keep indoor humidity near 50 percent and dry any leak the same day.

Checking a License in Key West and the Lower Keys

Ask for the contractor license number, and for mold work ask for a mold remediator license. For testing, hire a separately licensed mold assessor. Look up every license with the department before you sign. For the restoration side of the work, ask whether the technicians hold industry certification in water damage and mold remediation, and ask for proof of liability and workers compensation insurance. After a hurricane, be careful with anyone who knocks on your door and cannot show a Florida license.
Repairs in a flood zone can bring local floodplain rules into play when the cost is large compared with the value of the home. Ask the City of Key West or the Monroe County building department before a big rebuild, so you know whether the home must be raised or changed.
