What Makes Homestead Different
Homestead and Florida City sit at the southern tip of mainland Florida, between Biscayne Bay and the Everglades. Hurricane Andrew struck here in August 1992 and destroyed or damaged most of the homes in the area. Rebuilding led to much stronger building codes across South Florida, and many homes here were built or rebuilt to those rules. Even a strong roof leaks when shingles, tiles or flashing are torn, so look it over after every storm.
The land is low, flat and built on porous limestone, and the water table sits close to the surface. In the rainy season, from late spring through fall, heavy storms can pool water in streets and yards for days. Low homes near canals and the bay face surge in a strong hurricane, and a standard homeowners policy does not cover floodwater.
Most homes are block on slabs, with newer subdivisions spreading across old farm land in the Redland and around Florida City. Heat and humidity last all year, so wet drywall and carpet can grow mold within 24 to 48 hours. Never run a generator in a garage or near a window after a storm, because carbon monoxide kills quietly.
