What Makes El Paso Different
El Paso is desert, so most people do not think about flooding until the summer monsoon arrives. Storms from about July to September can drop heavy rain on the Franklin Mountains, and that water races down arroyos and streets into low neighborhoods. The August 2006 floods damaged homes across the city. Floodwater from outside is contaminated, so remove soaked drywall and carpet pad rather than drying them in place.
The dry air hides slow leaks. A spill dries fast, but water trapped under a slab, inside a wall or under tile can feed mold for weeks. Water here is hard, so water heaters, supply lines and appliance valves wear out sooner. Many homes use evaporative coolers, which add humidity indoors and can leak into ceilings from the roof.
Hard freezes are rare but serious. In February 2011 a long freeze burst pipes in homes across the city, because many lines run through attics, garages and outside walls with little insulation. Know where your main shutoff is, and drip faucets and open cabinet doors on the coldest nights.

Checking a License in El Paso
Texas licenses mold work through the Texas Department of Licensing and Regulation. For mold jobs of 25 contiguous square feet or more, ask for a state licensed mold assessor to write the plan and a separate state licensed mold remediation contractor to do the cleanup, because Texas does not let the same company do both on one project. Look up both license numbers on the department’s website before you sign.
Texas has no statewide license for general contractors, so for rebuild work ask for proof of liability insurance and check with your city about permits. Plumbers are licensed by the state, so a slab leak or burst pipe repair should be done by a licensed plumber. For the drying and cleanup itself, ask whether the technicians hold industry certification in water damage or mold remediation.
