What Makes East Contra Costa Different
East Contra Costa County stretches from Pittsburg and Antioch along the river to Oakley, Brentwood and the edge of the Delta. It is the hottest part of the Bay Area in summer, often past 100 degrees, and it gets less rain than the cities to the west. Wind off the Delta is steady most afternoons.
Much of the land near Oakley, Knightsen and Bethel Island is low and protected by levees. A levee break can flood land that looks dry every other day of the year, and a standard homeowners policy does not cover floodwater. If you live near the water, check your flood zone and think about a separate flood policy.
Brentwood and Oakley have grown fast, and most homes there are newer and built on slabs, with the water heater in the garage and the air handler in the attic. Pittsburg and Antioch have more homes from the 1950s through the 1970s, some with crawlspaces. Summer heat keeps air conditioners running hard, so check the condensate drain and the pan under the attic unit every spring. A clogged line drips straight through the ceiling.
