Conway is the county seat of Faulkner County, north of Little Rock, with Lake Conway to the south and the Arkansas River to the west. The city has grown fast, and three colleges bring a large renter population. Many homes sit on slabs or crawlspaces over clay soil that holds water after heavy rain.
Tornadoes are the biggest storm risk here. In April 2014 an EF4 tornado tore through Mayflower and Vilonia, just outside Conway, and destroyed hundreds of homes. After wind damage, tarp any open roof or wall once it is safe, photograph everything, and dry what got wet the same day. Never run a generator in a garage or near an open window.
Summers are hot and humid, so wet drywall and carpet pad can grow mold within 24 to 48 hours. Crawlspaces stay damp through much of the year and are a common source of musty smells. Winters bring a few hard freezes and the odd ice storm, and pipes in crawlspaces and on outside walls can split.
