A mold inspector tells you whether you have a problem, where it is and what caused it. A remediator removes it. When the same company does both, it has a reason to find mold. If you can, hire an inspector who does not do remediation, and ask the remediator to follow that inspector’s written plan.

Ask the inspector what the visit includes. A good one looks for the moisture source first, uses a moisture meter and often a thermal camera, and only takes air or surface samples when the result will change what you do. After the work, a clearance test by the same independent inspector shows whether the job is done.

New York licenses mold assessors, mold remediation contractors and mold abatement workers under Article 32 of the state Labor Law. The rules apply to mold jobs larger than 10 square feet. Some owners who do the work on their own homes are exempt.

The same person may not do both the assessment and the remediation on the same property. The assessor writes the plan, a separate licensed contractor does the work, and the assessor checks the result. You can check a license with the Department of Labor’s search for licensed mold contractors.
